The house

A landed bungalow on Cove Drive, Sentosa Cove

Two-storey detached bungalow, classical / neo-colonial

This is a two-storey classical bungalow on Cove Drive, completed in December 2011. It stands on 15,400 square feet of land with about 7,534 square feet of built-up space, and it has five bedrooms, six bathrooms, a private pool and direct frontage onto the golf course.

The house faces the golf course rather than the water, so it is not a waterfront house and is not sold with a marina berth. It is unfurnished and has no tenant. The guide price is S$30,000,000, negotiable, which is about US$23.5 million.

How golf-course houses compare with waterfront houses in the Cove is explained in Sentosa Cove bungalows.

A foreign or PR buyer needs LDAU approval, which requires the owner to live in the house, so it cannot be rented out. A Singapore citizen buyer does not need LDAU approval.

Stamp duty

Stamp duty on this house

Additional buyer’s stamp duty (ABSD) depends on who is buying and how many homes they already own, and on a house at this price the difference is large. A Singapore permanent resident (PR) buying a first home pays 5%, while a foreigner pays 60%.

A PR who already owns a Singapore home pays 30% on a second one. A company or other entity pays 65% on any residential purchase.

Nationals of a few countries with free trade agreements (FTAs) with Singapore pay ABSD at Singapore citizen rates, which is 0% on a first home when the IRAS conditions are met.

Who can buy

Who can buy this house

Sentosa Cove is the only landed precinct in Singapore a foreign person may own, subject to LDAU approval for owner-occupation. Mainland landed is generally closed to them.

The Land Dealings Approval Unit (LDAU) grants approval on condition that the owner lives in the house, so a foreign or PR owner cannot rent it out. A Singapore citizen does not need LDAU approval.

The house stands on about 1,431 square metres of land, within the 1,800 square metre limit the Singapore Land Authority sets for foreign purchases in Sentosa Cove.

Questions on this Sentosa Cove landed bungalow

What is this house?
A two-storey classical bungalow on Cove Drive with direct golf-course frontage and a private pool. It has 15,400 sq ft of land, about 7,534 sq ft of built-up space, five bedrooms and six bathrooms, and the guide price is S$30,000,000, negotiable. The guide chapter on Sentosa Cove bungalows explains how this type of house compares with others in the Cove.
Is this a waterfront house with a berth?
No. The house faces the golf course, not the water, and it is not sold with a marina berth. Golf club membership is also separate from the house.
Who can buy this house?
Singapore citizens, permanent residents and foreigners. Permanent residents and foreigners need approval from the Land Dealings Approval Unit (LDAU), and the house’s land area of about 1,431 square metres is within the 1,800 square metre limit for foreign purchases in Sentosa Cove. The rules are set out in Singapore landed for foreigners.
Can the house be rented out?
Not by a foreign or PR owner, because LDAU approval requires the owner to live in the house. A Singapore citizen owner is not bound by that condition.
What is the tenure, and when was the house completed?
The land is held on a 99-year lease, and the house received its Temporary Occupation Permit (TOP) in December 2011. It is unfurnished and has no tenant. The remaining years on the lease are stated on the title.
What stamp duty would a buyer pay?
It depends on the buyer. At the S$30,000,000 guide price, every buyer pays buyer’s stamp duty of about S$1.74 million. Additional buyer’s stamp duty on a first home is nothing for a Singapore citizen, S$1.5 million for a PR and S$18 million for a foreigner without FTA treatment. The full table is in the stamp duty section on this page.
