CDL sells Quayside Isle, Sentosa Cove’s dining strip, for S$97.3 million

City Developments Limited (CDL) agreed on 16 December 2025 to sell Quayside Isle, the only dedicated commercial site in Sentosa Cove, to a Singapore-based institutional buyer for S$97.3 million.

Quayside Isle is the two-storey waterfront complex of restaurants and shops beside the marina on Ocean Way, completed in 2012. It is where most Cove residents eat out and run everyday errands, and its tenants include a supermarket and Quayside Isle Preparatory School.

The price works out to S$2,205 per square foot of the building’s 44,121 square feet of lettable space. CDL said the price was about 47% above the asset’s book value of S$66.0 million. EdgeProp reported that CDL had first put the building on the market in September 2025 at S$111 million, so the final price was 12.3% below the asking price, and that CDL was exiting at a yield of about 2.6%.

The site has about 80 years left on its 99-year lease and was more than 90% leased when it was marketed. The neighbouring W Singapore Sentosa Cove hotel and The Residences at W condominium were not part of the sale. CDL’s chief executive, Sherman Kwek, described the sale as part of the group’s capital recycling, and it was CDL’s eighth divestment of 2025.

How residents use Quayside Isle day to day is described in Living in Sentosa Cove.
