Mainland landed is a Singapore street. District names, Good Class Bungalow areas, and a pecking order that locals already know. Sentosa Cove is a gated precinct on Sentosa. The two do not map one to one.
A Cove seeker who arrives with a mainland brief will misread the lot, the tenure, and who the house is for. Read this page first. Then the house.
Who can buy
Mainland landed is effectively for Singapore citizens. A foreign person or PR does not find that door open as a matter of course. Sentosa Cove is the path that remains, still subject to Land Dealings Approval Unit (LDAU) approval.

LDAU can attach conditions to the lot itself, including land area. Confirm the live conditions with a solicitor. This chapter does not print a figure.
Who the house is for
A foreign buyer or PR who purchases landed in the Cove buys it to live in. LDAU approval is for owner-occupation. The house cannot be rented out.
Mainland citizen stock can be rented out. That single fact changes the brief. A Cove house in this catalogue is not a yield asset, and it is not a short-term rental story.
Tenure
Cove landed stock is typically 99-year leasehold. Mainland landed is often freehold, or 999-year. Remaining lease is a real number. It is not a footnote.

Most people reach Sentosa from HarbourFront, then the Cove gates. Inside there is golf, a marina, and Quayside Isle. A mainland landed street has none of that sequence.
